Clearly, we cannot pay market value. If we did, we risk losing money and with all due respect my kids need to eat. In exchange for a discount on the price we provide the best terms possible for the seller. This provides a win – win scenario for all properties that we purchase. For example, we purchased a home a few weeks ago in Round Lake Beach Illinois. The sellers had lived there for many years, never making any repairs and the home had plenty of deferred maintenance. The sellers goal was to sell and use the proceeds to purchase a new townhome. If they were to try and sell in the open market, maybe they would have sold for a bit more, however, they would not have had the flexibility to purchase the home they desired. In this scenario, the seller was able to contract to sell with us, and simultaneously contract to purchase their new home with no sale contingencies. Additionally we allowed them a few extra days at no cost to move their stuff out and transition to the new home. They were ecstatic and have moved on happily ever after.
